Typical of the Durham Region, Brooklin is a small community that has seen a lot of new construction and development in the past two decades. Although part of the larger, more urban are of Whitby, Brooklin is separated by farmland, golf courses, and undeveloped land. 

As a result of rapid expansion, Brooklin is a community that mixes old and new. The real estate market is largely new construction homes, and in this community, these are multi-storey, traditional, suburban properties. However, the center of Brooklin (on and around Queen Street), is where homebuyers can find the older bungalow homes.

Bungalows do not appear very often on the Brooklin real estate market, as they are quite desirable. Because they are older and more established, they are located closer to the downtown area. Quiet, residential streets that are great for families, plus excellent locations near the community's amenities, means that these homes are especially sought-after.

When a bungalow does appear on the market, they do sell at higher (generally luxury) price points).
