For those who want to take more of a hands-on approach to some aspects of selling your home, there are a few things that you can do yourself—such as home staging in preparation for either photography or an open house. Here are our 4 home staging tips that will absolutely wow your potential buyers!

Less Is More

The biggest tip is to declutter your home. Store away paper, bills, knick knacks, personal photographs, and other small items, taking particular care around any desk/home office areas, bedrooms, and bathrooms. 

Ideally, you want your home to be neat and tidy, and yet also be as much of a blank slate as possible! Coffee tables, dining tables, shelves, and desks should have only a few, carefully curated items on them: a vase with flowers, a coffee table book, a generic stack of books, and things of that nature. Take out personal items so that buyers can see all of your space, and clean up any messes.

Take The Time For Touch-Ups

A little bit—or a lot!—of paint can go a long way. While refreshing a room with a new wall colour (usually a neutral to help home buyers envision themselves in your home) can be an excellent idea, never forget the small things.

Whether from a picture-hanging endeavor that went wrong or just from general wear and tear, filling in holes or dents in the walls (and then painting over the repairs) can give your home that fresh, polished look. For those especially detail-oriented, your baseboards and door frames are also areas to keep in mind. A swipe with a magic eraser and/or a coat of paint will do wonders. This also applies to scratches on your floor, dents and scrapes in large furniture, and things like this. You can even fix scratches in wood with walnuts—so these touch-ups do not have to be expensive.

Every Room Has A Purpose

When a buyer is looking at your home, they want to have a good idea about what they can do with the space.

This means really making sure that each room has a purpose. Does the office feel like the office? Does the nursery feel like the nursery? Sometimes we’ll use rooms for multiple purposes: a spare room might be used for storage as well as a children’s play area. Make it clear what each room is for by clearing things out, or hiding them away from view.

Last-Minute Upgrades

Here’s where the fun begins. There are numerous ways you can put the finishing touches on your home, so to speak, and these can range in price point. 

It is said that adding plants or a beautiful centerpiece can help elevate your space, and these things do not have to break the bank, either! Home décor chain stores often have pieces that, when used effectively, look more expensive than they actually are. As a general rule, keep it clean, minimal, and make sure it doesn’t feel out of place.

However, there are also some more expensive upgrades that can really transform a room. Switching out lamps and light fixtures is one popular way to give your space a fresh, new look. Throw pillows, blankets, artwork, and shelves are other ways. As for some less popular (but extremely effective!) upgrades, switching out door knobs and handles, as well as light switch covers, can breathe new life into your home!

I found it quite helpful when you told us to present the home as neat and tidy, yet also as much of a blank slate as possible since less is more. I'm listing my house on the real estate market soon since I'll be moving overseas this winter. I'll be sure to remember this when I get a home staging service to help me out soon.
