GTA Market Insights

GTA REALTORS® reported 6,770 home sales in June 2026, up 9.4% compared to June 2025. At the same time, new listings declined to 17,282 (↓ 12.9% year-over-year), continuing the trend of tightening inventory that has characterized the spring market.

The average selling price reached $1,058,658, down 3.9% annually, while the MLS® HPI Composite benchmark declined 5.4% year-over-year. On a seasonally adjusted basis, June home sales increased month-over-month while new listings declined, further tightening market conditions. Both the average selling price and MLS® HPI Composite also edged higher compared to May, suggesting prices may be beginning to stabilize.

The first half of 2026 has reflected a clear shift from the slower start to the year. As affordability improves and buyer confidence returns, the market is showing signs of renewed strength heading into the second half of the year.

Durham Region continued its strong spring performance in June, posting another increase in both average sale price and sales activity. Homes continued selling quickly while buyer demand remained steady, reinforcing the trend toward a more balanced marketplace.
