July 2026 Durham Region Real Estate Market Update: Fewer Listings Tighten the Market

The Greater Toronto Area housing market continued to tighten in July 2026 as the number of new listings declined and buyers faced increased competition for available homes. While prices remain below last year’s levels, the changing balance between sales and listings could be an early sign that the market is beginning to stabilize.
Here in Durham Region, July brought the typical summer slowdown in activity, with fewer sales and fewer new listings than June. The average sale price also moved lower month-over-month, but the numbers varied considerably between individual Durham municipalities.
